Lot Development Materials
Welcome to the lot development page. Here you will find all the products you need to take your property from raw land to ready for a house or asphalt. You should always start with pit run as a base product working your way up to 2A, then on to either D1 or driveway topping.
Pit Run
Pit run is sand all the way up to 12” and sometimes bigger rock. Pit run is the first product used in construction of driveways, roads, and leveling building sites for house foundations. It is an unscreened product that can be rocky or sandy depending on where in the hill we are digging.

Type 2A
Type 2A is a screened 2” rock and sand product made to state specification. It works great as a fine grade top coat of driveways, shed pads, house foundations, and back filling foundations.

D1
D1 is a 1”crushed rock to sand. Its primary uses are for driveways, parking pads, shed pads, under concrete, and under asphalt. It is an excellent product where you want high compaction.

3/4 Minus NFS
3/4” minus is a round rock and sand mixture. It is great for making concrete, leveling inside of a foundation for concrete, back fill around foundations, back fill garden walls, or filling sink holes.

Sand
Sand is screened to less than 1/4” and is used for sand boxes, volley ball courts, pipe bedding, under pavers, road sand, horse stalls, arenas, and dog runs.

Pit Run Sand
Pit run sand is out of the bank unscreened sand. It will have some rock in it. It is a great product if you’re looking for an inexpensive product to fill in holes, low spots, or back fill foundations.
$6.50 per yard $25 minimum
Topsoil Reject Rock
Topsoil 1 1/2” minus reject rock is excellent for leveling very uneven yards, filling sink holes, bank retention, and for soft spots in wet areas. It does have some dirt in it so it will grow grass and weeds.

Horse Stall Topping
Horse stall topping is a 1/2” minus round rock and sand. It is perfect for horse stalls, arenas, round pens, and run out. It also works great under concrete, in sink holes, inside foundations, and for mixing concrete.

Pea Gravel
Pea Gravel is 1/4”-3/8” round rock that is good for landscaping, walkways, green house floors, play grounds, and pipe bedding.
$30 per ton $60 minimum.
